
Often, some of the wood needs to be replaced. Modern roofing uses mostly exterior plywood. Older homes often have 1" x 6" boards. Leaks can cause the wood to rot. However, most damage to the underlying sheathing is caused by improper attic ventilation and the lack of insulation. This can cause a roof "cook" in the summertime, and it causes condensation to form inside the house in the winter.

This is an added expense that the home owner may have not been counting on. This is why (when possible) we like to get up in to the attic on older homes when doing an estimate. This way we can see the condition of the wood .
The roof on which Luke is standing in the picture to the right, is over a porch and could not be inspected from the inside. After
removing the shingles, he discovered not only that some wood needed to be replaced, but that, underlayment was not used when the previous shingles were applied. All the shingles were removed on this house. All rotted wood was replaced. Underlayment was installed, and new shingles were put down. Now it's good for another 25 to 30 years.CLICK HERE FOR PAGE 1
